Probate
valuations and clearances

10/10 average score on

At Adelphi House Clearance, we regularly provide probate valuations for individuals, solicitors and estate agents. We can then go on to provide a full house clearance where required, ensuring all items are handled with care and the property is well looked after. We are fully vetted members of Checkatrade, so you can rest assured our services are transparent and reliable.

How much does probate valuation and house clearance cost?

We work differently to other house clearance companies. We offer:

A fixed fee of £165 for providing the probate valuation.

A fair and accurate price to carry out a clearance, based on the value of the contents.

The more the contents are worth, the more we will pay for them, reducing the cost of the clearance.

What do you need to know about a probate valuation?

A probate valuation involves:

qode-np-item
1

An assessment to record the value of contents inside a property.

2

Writing of a report detailing this information.

qode-np-item
3

Creating a full catalogue of contents.

This is necessary to fully understand the value of a property’s contents, especially if it is being sold on to cover the costs of inheritance tax.

We assess the value of items like:

  • Artworks
  • Jewellery
  • Furniture
  • Antiques
  • Other valuables

When you contact us about a probate valuation, we will book in an appointment to visit the property. You don’t need to be there if you would prefer – we can pick up keys from neighbours, solicitors or estate agents, carry out our valuation and send the report over to you. This will not usually take more than a few hours.

Following a valuation, we can then carry out a full house clearance. The price of this service will vary depending on the value of the contents – if you have valuable contents, we will be happy to pay a fair price for them. Our team are always sympathetic to the situation and will work quickly and discreetly. If you prefer, you don’t need to be present.

We totally clear properties – these are some examples of items we regularly remove:

  • Furniture
  • Clothing
  • Bulky items
  • Recycling
  • Appliances
  • Electricals
  • Stairlifts – we can remove these for free when we carry out a full clearance
  • …basically everything!

Any personal items found, like paperwork or jewellery, will be handed over to you.

You don’t need to do a thing – our expert team remove ALL contents directly from the property.

We specialise in full house clearances, taking everything away for you. We can leave fixtures and fittings, carpets and curtains in place, or we can take these as well if required. The choice is entirely yours. Important items such as paperwork and jewellery will be handed over to you when we have finished.
